getting there

Larnaca (LCA) and Paphos (PFO), 45 min

Limassol is Cyprus at full speed: international business, a rebuilt marina, wine villages in the hills and the island’s deepest rental demand. Prices lead the country by a distance, driven by the companies and families the city keeps attracting; the value plays sit west of the center and up the hill.

What your money buys here

Typical buys at each band, drawn from current local asking prices. Use the price per square metre in the bar above as your anchor: multiply it by the size you need and you will spot an overpriced listing in seconds. Figures are approximate, lean to the cautious side, and get refreshed as our data passes land.

$200k

A 1-2 bed west of the center or in the inland districts

$350k

A 2-bed closer to the seafront, or a 3-bed townhouse uphill

$500k

A newer 2-bed near the marina zone, entry level for the front

Worth exploring nearby

Erimi, Pissouri and Parekklisia: the villages ringing the business coast keep village prices. Going one town over usually buys a size or quality upgrade on the same budget, and these smaller markets are where patient buyers find the mispriced gems. Fewer listings means more waiting, so set the alert and be ready to travel when the right one appears.

Getting there

Larnaca and Paphos run year-round links to the UK, Germany, the Gulf and Israel, with schedules that stay useful even in deep winter.
