Short answer: sometimes, with bigger deposits, and the country matters more than the bank.
Where it works
Spain: non-resident mortgages are routine at roughly 60 to 70% financing, and remote income counts if it is stable and documented. Portugal: similar bands for non-residents. UAE: non-resident mortgages exist at lower loan-to-value; residents on remote-work visas get better terms. UK: specialist lenders only, heavier deposits. Turkey: assume cash; non-resident lending is thin.
What lenders actually ask
Two to three years of income history, contracts or client invoices, tax returns from your home country, and existing liabilities. Self-employed nomads carry a paperwork premium everywhere: the fix is a clean, boring document trail, not a better story.
The strategic point
A mortgage in the property’s currency is a natural hedge: your euro asset carries a euro debt. But at the budget bands this site covers, cash buyers move faster and negotiate harder, which in slow markets is worth several percent. Run both numbers before assuming debt is the smart play.
